Destination Jhajjar on the Grade A warehouse express

ALIPPL has a key advantage over its rivals: land parcels of over 15 million square feet that it can leverage to quickly construct state-of-the-art facilities. In Jhajjar, Haryana, ALIPPL is pressing home its advantage with a logistics park spread across 185 acres, with a built-up area of three million square feet. The facility is one of India’s largest warehousing facilities in the country. ALIPPL offers world-class, built-to-suit, Grade A warehouses, with an excellence in design and engineering at this site.

India’s warehousing market is the middle of a makeover. Musty godowns with dusty approach roads, limited infrastructure and poorly structured storage are rapidly being replaced by more modern facilities. These warehouses, classified as Grade A variants, offer its users steel structures, are waterproof, have good ventilation, lighting and proper fire safety equipment, and are being lapped up across the country.

As this grade of warehouses becomes increasingly common, all types of companies are racing to sew up deals for space. According to data from real estate consultancy JLL, India’s warehousing market is expected to attract investments of over USD 10 billion in the next four or five years, with an addition of around 200 million square feet of space. Total supply of warehouse space is expected to double by 2022. While total stock went up by 22% in 2018, absorption rocketed 60%, leaving vacancies at below 10%, the consultancy reported.

Leading the way

Allcargo Logistics and Industrial Parks Private Limited (ALIPPL) is a leader of this warehouse revolution, with its Grade A facilities spanning 6.5 million square feet across key locations, with 3.5 million already developed and leased out to e-commerce and retail companies. ALIPPL has a key advantage over its rivals: land parcels of over 15 million square feet that it can leverage to quickly construct these state-of-the-art facilities.

In Jhajjar in Haryana, ALIPPL is pressing home its advantage with a logistics park spread across 185 acres, with a built-up area of three million square feet. “Our facility is one of India’s largest warehousing facilities in the country. We offer world-class, built-to-suit, Grade A warehouses, with an excellence in design and engineering at this site,” said Mr. Jatin Chokshi, Chief Investment Officer, Allcargo Logistics.

Dream location

With its proximity to New Delhi and Gurugram, Jhajjar is home to major industrial and manufacturing hubs. “Our state-of-the-art facility backed by highly trained manpower, and safety standards that match the world’s best, has been custom designed to meet our customers’ tailored requirements,” added Chokshi.

This facility is in one of the densest logistics clusters in the country, with seamless connectivity to 300 large and medium scale industries and strong road and rail connectivity for seamless cargo movement. Benchmarked with top tier logistics facilities, this unit too offers a range of facilities including RCC roads, 24/7 electricity, quick loading and unloading capabilities and weigh bridge for cargo. This project offers an integrated logistics unit, including a planned rail-linked private freight terminal catering to railway cargo movement, free trade warehousing zone and domestic tariff area for consolidation of cargo and distribution solutions. This park also has capabilities to manage both in-bound and out-bound contract logistics services.

With this facility, ALIPPL now has the capability to manage booming container traffic in the northern part of the country, which will be boosted by Delhi Freight Corridor connectivity. This project also helps demonstrate the company’s break bulk cargo expertise, capabilities to handle containerised cargo and operations related to its contract logistics offering. These skills complement Allcargo’s proven Container Freight Station (CFS) business.

ALIPPL has built up a dedicated team of around 30-40 people who work to deliver timely execution of projects and have strong technology and project management capabilities. In addition, the firm complements this with Allcargo’s services aligned to the storage and movement of cargo, such as contract logistics, Less than container load (LCL) and Full container load (FCL) services, special equipment for handling cargo and warehouse management technologies.
